Hard water, 200 to 400-plus parts per million

Los Angeles and Orange County water leaves mineral scale that narrows galvanized lines, causes pinhole leaks in copper, and scales tank heaters within three to five years in very hard areas. Glendale water is classed as very hard, over 12 grains per gallon.

Galvanized, cast iron, and clay

Galvanized steel from the 1948 to 1965 Valley boom, pre-1960 Glendale homes on original galvanized, and 1950s to 1960s La Canada Flintridge galvanized corroded by hard water are the repipe core. Cast-iron and clay laterals fail by corrosion, root entry, and ground movement.

Tree roots

Oak, sycamore, pepper, and ficus roots seek moisture in clay laterals. Cutting clears the blockage, but the joint the roots entered through still needs a longer-term fix when roots keep returning.

Seismic risk

Ground movement stresses rigid joints, loosens fittings, cracks joints, and shifts slab pipes, with failures sometimes appearing weeks or months after a quake. Seismic gas shutoff valves stop gas automatically in a significant quake and need manual reset after tripping. Water heaters need seismic straps.

Hillside pressure over 80 PSI

Municipal pressure often exceeds 80 PSI, and hillside areas see 100 to 150 PSI. California code requires a pressure-reducing valve over 80 PSI, and many older homes lack one or have a failed one.

Slab homes, crawlspaces, and winter rain

Torrance post-war slab homes show warm floor spots and rising bills. Raised-foundation Craftsman crawlspaces can hide a leak for weeks. Arcadia foothill runoff and heavier winter rain expose clogged exterior drains.

Permits and inspections

Even water-heater replacement or drain-line changes can require permits and inspections in Los Angeles-area jurisdictions. They are checked on the job, and no permit outcome is promised in advance.
